Is timeshare a good investment?

Regarding the destination selected for the purchase of timeshares, it is interesting to note that foreign owners choose the Mexican Caribbean and Baja California regions, while Mexican owners prefer mainly the Pacific coasts.

The prices of these depend on the destination where the development is located, the season in which the period is purchased (super high season, which are the weeks of Christmas and Easter, high, medium and low season), the number of people that can be accommodated and the duration of the timeshare (from 10 to 50 years). The more services and facilities the vacation unit has, the higher its value will be. Regarding the payment scheme, most of the time, the user must pay the membership fee (either in cash or by means of a credit that implies the payment of an advance payment and then make monthly payments for a certain period of time). In addition, on an annual basis, the user must pay maintenance fees set by each tourist development. These are required to maintain in optimal physical condition and operation all the facilities of the tourist development, as well as to pay for the daily cleaning of the housing units, maintenance services for furniture and equipment, and to cover the amounts of various services such as water, electricity, gas, air conditioning, garbage collection, maintenance of buildings and common facilities, among others.

In addition, in some cases, the owner must pay extraordinary fees. In this sense, NOM-029-SCFI-2010 establishes that these are payments generated by unforeseeable events in the normal operation and maintenance of the property or establishment that are urgent, necessary or indispensable for the total or partial conservation of the same; as well as of its common areas, facilities, equipment and services; for the conservation or replacement of furniture or equipment, or those without whose application the establishment or part of it runs the risk of being lost, destroyed or deteriorated in such a way that it cannot comply with the rendering of the timeshare service.

When for any reason the timeshare owner wants to sell or rent its right to use the space, it must request the approval of the developer. Therefore, a timeshare is only a vacation option and not an investment.

According to articles in the online magazine "El Financiero", by the end of 2018, income from timeshare sales in Mexico will total 4.7 billion dollars, which will place the country in second place worldwide only behind the United States, estimated Juan Ignacio Rodriguez, vice president of business at RCI. Of the 6 billion dollars that the Latin American market represents for RCI, 78.3 percent comes from Mexico. In the country, vacation ownership, as timeshare is also known, benefits from its proximity to the United States. "Eighty percent of vacation ownership sales in Mexico are to foreigners, most of whom are Americans or Canadians," said Rodríguez Ignacio.
